Direct Response Opps: Public Storage to continue higher online, TV ad investments

Opportunity: Will continue to spend more on online advertising this year, as part of efforts to expand occupancy during down periods without relying so much on aggressive discounting and promotions. Q4 and Q1 are the top two periods to drive occupancy because storage sales tend to fall off at the end of the year and pick up again in summer. Therefore, secure direct response investments for Q3 (top occupancy period), Q4 and spring 2016 since the surging, highly competitive self-storage category is driving higher marketing spending. If you weren’t already depressed by the state of our “improving” retail economy, the self-storage industry is booming thanks partly to a rise in what CEO Ronald Havner calls the four Ds: death, divorce, disaster and dislocation.
Media Spend: Advertising and selling expense in 2013 ($27 million) was almost half of 2011′s amount ($43 million) because PS phased out its Yellow Pages advertising program in 2012 and continues to reduce traditional offline media spending. But, as Reyes said, TV spending was back up last year. According to iSpot.tv, $9.1 million went towards national TV ads in 2014 (2014 spending breakdown right), up from only $2.9 million in 2013.
